Why infrared here

Distribution buildings put more low-slope roof area under one owner than any other facility type, and that changes the economics of a survey completely. On a roof of several hundred thousand square feet, the question is almost never "is there a leak" — it is "what fraction of the insulation is actually saturated, and where". An aerial thermal survey answers that in a single night flight, and a targeted repair of the wet portion routinely costs a fraction of a full tear-off. If the saturation turns out to be widespread, the same survey is the documentation that justifies the replacement budget.

How it is scheduled

Roof flights need a real thermal window — solar loading during the day, a clear sky at night, dry surface, low wind. We schedule for conditions rather than the calendar.
